Boróka Energy-Efficient Readymade Houses

The family of Boróka Energy-Efficient Readymade Houses is made with large panels, by means of CNC technology based on computer aided production design. Only natural materials are used in its wall structure (eco house), for all of which we have EU certificates of quality. Doors and windows glazed in 3 layers and having improved heat insulation capacities are built into the external walls. The standard version of Boróka Readymade Houses belongs to energy category A+ (u<0.2 W/m2K). With the reinforcement of the ribbed frame and the use of several insulation materials it is suitable also for the construction of a passive house (u=0.11 W/m2K).

The properties of materials used in Boróka Readymade Houses allows the creation of a so-called „breathing” system, and thereby the perfect aeration of the wall, ceiling and roof structures, guaranteeing a long lifetime of the supporting wooden structure.
Our houses are designed with German Dietrich’s AG (www.dietrichs.com) production design programs.

Due to the 3D computer-aided design, the structure can be thoroughly thought over and inspected on the basis of the view plans. Therefore issues that could occur during the construction or much later during use will be decided already in the process of planning.
The frame structure of our readymade houses is finished, dried, longitudinally spliced Austrian spruce. The whole wooden structure is manufactured on a computer aided CNC processing centre type Krüsimatic (www.krusi.com) G1, which allows perfect accuracy of the dimensions.

Then the manufactured elements are forwarded to assembly desk type Weimann (www.weinmann-partner.com). The panels are made accurately and in a short time by means of pneumatic and hydraulic equipment.

Basic materials used:

- Wooden materials:
All built in wooden basic material is dried, finished spruce, and redwood at exposed points.
KVH – longitudinally spliced structural wood: ribbed frame of walls
BSH Si – laminated-pasted beams: visible ceiling beams, columns, edge valley-rafters, purlins
S10 – building timber: rafters
- Wall board:
MFP – wall boards with high strength, good vapour permeability, free from emission of hazardous materials
- Foils:
Ökö-Natur – fibre reinforced cardboard with vapour barrier inner surface of external structures
Dörken Delta Maxx – multilayer vapour permeable foil: roof external surface

- Pasting technique:
Airstop – permantently weatherproof adhesive band: perfect air-tightness
Dörken Delta Multiband - perfect water tightness
- Heat insulation:
Isocell – cellulose based heat insulation: wall, partition, ceiling/roof
Pavatex Diffutherm – cellulose based hard panel heat insulation: facade
Pavaboard – cellulose based step-proof insulation: floor
- Surface treatment:
Diotrol—Swiss linseed oil based transparent colour (in 17 basic colours): wooden materials exposed to the atmosphere

The walls are ready assembled with the exception of the final surface treatment. Special works made under factory conditions facilitates the construction at the site and allows continuous quality control.
The wall structure of Boróka Readymade Houses offers excellent heat convenience for the dwellers. Energy can be saved in wintertime due to the 28 cm thick walls and the 22 cm thick insulation material inserted in them without heat bridges. High temperatures are avoided in the building in summer due to the high specific heat storage capacity of the wall structure and the ventilation air gap below the cover in the case of a wood boarded facade. Therefore the building does not require any special forced air-conditioning and has significant noise protection.

Price of the finished structure**:

HUF 108,000 + VAT / m2, in terms of gross basic area. Gross basic area: area enclosed by the external walls of the building (m2). The basic areas of two-level houses and houses with built-in lofts etc. are calculated with the following percentages:
- Ground level 100%
- Full level 100%
- Loft 70%
- Roofed terrace 20%
- Balcony 20%
- Winter garden 60%
- Garage (part of building) 100%

The prices are applicable for 80-120 m2 one or two level houses or houses with built-in lofts. Attachments of the building (such as: pergola, car parking place etc.) are priced in accordance with the actual technical content.
* The price of the finished structure includes delivery costs from the production place (Ágfalva) to a distance up to 200 km.
** The price of the finished structure is applicable for houses built with standard wall structures in accordance with the technical content of a finished structure.

We can give a quotation for the foundation of the building and the turnkey construction in the knowledge of the site and the itemised technical content. We can give a quotation for the itemised turnkey construction only if planning is included or on the basis of plan documentation with a valid building permit, after the technical content of the finished structure and the price are accepted.

We offer a 10 year full guarantee for the wall structures of all Boróka Readymade Houses manufactured and assembled by us, beyond the legally required guarantee. The guarantee will start on the technical handing over and acceptance procedure, and is subject to proper use and observance of the maintenance instructions.
